About Varna
Varna is often called the maritime capital of Bulgaria and remains one of the country's most desirable coastal property markets. Combining beaches, modern infrastructure, shopping centres, nightlife, and a growing expat community, Varna attracts both lifestyle buyers and property investors from across Europe.
Unlike purely seasonal resorts, Varna functions as a real city all year round. This creates a more stable real estate market and stronger long-term rental opportunities compared to some smaller coastal towns.
History
Varna traces its origins to ancient Odessos, a Greek trading colony founded around 580 BC on the Black Sea coast. Excavations here uncovered the world's oldest known processed gold (c. 4,500 BC), now displayed in the city's archaeological museum. Through the Roman, Byzantine and Ottoman eras Varna remained a key maritime gateway. After Bulgaria's liberation it was rebuilt as a modern port and seaside resort, hosting the country's first sea baths in 1926. Today Varna is Bulgaria's third-largest city and unofficial summer capital.
Property market
Prices in Varna vary significantly depending on proximity to the sea and property quality.
Prime central and sea garden areas can range between €2,000–€4,500 per m² for premium apartments with sea views. Mid-range residential neighbourhoods usually average between €1,300–€2,200 per m². Older apartments further from the coast can still offer opportunities below €1,200 per m².
Luxury beachfront developments continue to see increasing demand from foreign buyers.

Living in Varna
Buyers are typically attracted to Varna for sea views, lower property prices compared to Western Europe, holiday rental potential, coastal lifestyle, modern city infrastructure, and strong summer tourism.
Varna is especially popular among retirees, remote workers, digital nomads, investors seeking Airbnb income, and families relocating to Bulgaria. The city also benefits from an international airport, major shopping malls, hospitals, schools, and universities.
Investment outlook
Varna offers two primary rental strategies: long-term city rentals and short-term summer rentals.
Long-term rentals remain stable due to students, professionals, and expats living in the city year-round. Short-term rentals can perform very well during summer months, especially for properties near the beach or city centre. Well-located sea-view apartments often generate the highest seasonal returns.
